Environmental risk can impact the value, use and ability to buy, sell or refinance commercial real estate. The goal of this presentation is to provide an overview of the environmental risks associated with commercial real estate, the environmental assessment process, and the steps you can take to minimize environmental risk.

  • Soil and groundwater contamination impacting property value and marketability. Sources of site contamination at automobile dealership properties may include leaks or spills from aboveground or underground storage tanks, painting operations, underground hydraulic lifts, and vehicle maintenance operations and from on-site wastewater treatment systems.
  • Clean up costs to restore a property to the desired use and land-use limitations associated with site contamination.
  • Compliance costs associated with aboveground and underground storage tanks, hazardous materials, hazardous waste, and wastewater.
  • Third party liability from contamination migrating to neighboring properties.
  • Wetland permitting and mitigation costs.
  • Asbestos abatement and management costs.
